How it works
Enter your figures and CalculateForYou does the rest. The calculator applies the formulas and the latest published rates for Singapore, then breaks the result into clear parts so you can see exactly where every amount comes from. Change any input — an amount, an interest rate, a loan term or a salary — and the monthly figure, the totals and the breakdown chart recalculate the moment you type, with no page reload and no waiting.
Why use CalculateForYou
CalculateForYou is built to be fast, clear and honest. Every tool is free, needs no account and runs entirely in your browser, so the numbers you enter are never uploaded, stored or shared. Instead of a single one-size-fits-all formula, each calculator is tuned to Singapore: its currency, tax bands and lending conventions. Results come with a plain-language explanation rather than a bare number, so you understand not just the figure but what drives it — helpful whether you are comparing loan offers, planning a budget or checking a payslip.
Frequently asked questions
How is my monthly home loan repayment calculated?
It uses the standard amortising formula based on your loan amount, annual interest rate and tenure, spreading principal and interest evenly across every month of the term.
What is the difference between principal and interest?
Principal is the amount you borrowed; interest is the lender's charge for borrowing it. Early payments are mostly interest, and the balance shifts toward principal over time.
How is stamp duty calculated?
In Singapore, Buyer's Stamp Duty (BSD) on residential property is tiered from 1% up to 6% on higher value bands. Additional Buyer's Stamp Duty (ABSD) may also apply depending on residency and how many properties you own.
What is the margin of finance / down payment?
In Singapore the Loan-to-Value limit for a first private home loan from a bank is typically up to 75%, so you usually need at least 25% down, with part payable in cash. HDB loans differ.
Does a lower interest rate make a big difference?
Yes. Over a 25 to 35 year tenure, even a 0.5% difference in rate can change your total interest by a substantial amount. Try nudging the rate to see the impact on both your monthly payment and total interest.
Should I choose a longer or shorter tenure?
A longer tenure lowers your monthly payment but increases total interest paid. A shorter tenure costs more each month but saves significantly overall. Find a balance that fits your budget.
